Why high-budget buyers still open email
hatsApp dominates the under-₹80-lakh property segment. Email dominates the over-₹2-crore segment. The reason is not preference — it is workflow. A buyer evaluating a ₹3-crore apartment for their family forwards floor plans to their CA, their lawyer, and their spouse. WhatsApp forwards lose the metadata; email forwards preserve the floor plan filename, the project brochure attachment, and the RERA disclosure footer. Brokerages that abandoned email when WhatsApp took off are quietly handing the high-ticket inventory to competitors who never stopped sending it.
RERA disclosure inside every email
Section 11 of the Real Estate (Regulation and Development) Act 2016 requires that every advertisement of a registered project carry the RERA registration number, the developer's RERA registration, and the project website where disclosures are available. Email is an advertisement. We have seen brokerages slapped with show-cause notices because the body of their email mentioned a project without the registration footer. Your email platform must template the RERA footer per-project automatically — never as a manual footer the marketing assistant remembers to add.

The shape that has held up across the 11 brokerages we audited in 2024: Day 0 — confirmation and floor-plan PDF; Day 2 — neighbourhood report (schools, hospitals, metro distance); Day 5 — three comparable projects with honest pricing; Day 9 — financing options and EMI calculator; Day 14 — virtual walk-through invitation; Day 21 — limited-time payment milestone offer; Day 30 — direct ask for site visit. Brokerages that send fewer than five emails convert at 3-4%; those that send the full seven convert at 9-12%. The diminishing returns kick in past nine emails — restraint matters.
Segmenting NRI vs domestic buyers
An NRI buyer in Dubai opens email at 8am Gulf Standard Time. A domestic buyer in Pune opens email at 9pm IST. Sending both at the same UTC moment means one of them sees a top-of-inbox email and the other sees buried mail. Your email platform must respect each contact's local timezone — set it on the lead record at first contact and never lose it. The same NRI buyer also wants the FEMA-compliance section and the NRO/NRE banking link, which a domestic buyer skips over. A single drip with conditional blocks beats two separate drips.
Subject lines that survive Promotions tab
Gmail's Promotions tab classification is the single biggest open-rate killer for real-estate emails. Three signals push your email to Promotions: too many images in the header, words like 'discount' or 'offer' in the subject, and a generic from-name. Brokerages whose emails land in Primary share three habits: the sender name is the actual sales-person's name, not the brokerage; the subject line references a specific project by name; and the first 500 bytes of HTML contain real text, not a giant image masthead. These three changes alone moved open rates from 12% to 31% in the brokerages we measured.
If your brokerage email looks like every other brokerage email, it sits in Promotions. If it reads like a personal recommendation from one human to another, it sits in Primary.
